For women in commercial real estate.
Career-changers. Second-act professionals. New agents looking for someone who's walked the path. Kathi Constanzo took the long way into commercial real estate — and she makes time for the women considering it next.
Twenty years in the boardroom. A leap at forty-eight.
Kathi spent her first career at the country's most prestigious law firms — Latham & Watkins, Munger Tolles & Olson, WilmerHale — twenty years of work that on paper made her a senior, settled professional. Then, at forty-eight, she walked away from it. Co-owned restaurants and retail for a stretch. Studied commercial real estate. Got her license. Joined Coldwell Banker Commercial in July of 2019.
Her first year, she ranked among the Top 7 women at Coldwell Banker Commercial worldwide. She has ranked there every year since. She earned her CCIM designation. She was named CBC's Protégé of the Year in 2023. She has been listed in Marquis Who's Who in America every year since 2022, and was honored as one of Marquis's Women of Influence.
None of that was the plan when she started. There was no plan. There was the leap.
"For paving the way."
In 2025, Coldwell Banker Commercial honored Kathi with The Pathfinder Award — a national CBC recognition specifically for the women who have come up behind her in commercial real estate, and for the ones still considering whether to make the leap. Pathfinder wasn't a label she set out to earn. It is the one that found her.

The first woman at CBC to earn the SIOR designation.
Kathi recently earned the SIOR designation (Society of Industrial and Office Realtors) — becoming the first woman at Coldwell Banker Commercial to hold it. Fewer than 4,000 brokers worldwide hold SIOR; among those, women remain a small minority. Another path made visible for the ones coming behind her.
Who Kathi makes time for, without exception.
Other women in commercial real estate find Kathi. They call, they email, they ask for coffee. She always picks up. If you're one of these, she's already expecting your message.
- For Women and emerging brokers already in commercial real estate. New agents, emerging brokers, anyone looking to break into the commercial real estate industry — across the country.
- For Women considering a pivot into commercial real estate. Lawyers. Bankers. Consultants. Operators. Especially in their forties and fifties, weighing a second-act career and wondering if it's too late. (It isn't.)
- For Career-changers more broadly. Anyone who took the long way around — who is looking at a second-act and trying to figure out what "starting over" actually requires, in practice, when you're already a senior professional.
- For Anyone looking for an industry with no ceiling. Commercial real estate is a career where the amount of money you can make has no cap — it rewards work, persistence, and relationships, not tenure or title. If you've been looking for that kind of career, Kathi will help you understand what's actually required to build one.
- For USC students and alumni. Kathi mentors actively through the USC Real Estate Network Alumni Mentorship Program. If you're a current student or recent graduate considering commercial real estate, she will make time.
"I never set out to be a pathfinder. I just wanted to do the work well. But women in commercial real estate, or considering it, reach out to me with regularity now — and I always pick up. If you're considering your own pivot, or you're a woman in the field looking for someone who's walked the path, please call me. I answer my own phone."
Then please — let me help.
The most useful thing I can offer is fifteen honest minutes. No pitch, no program, no agenda — just a conversation about whatever question is in front of you, with someone who has walked the path. I answer my own phone.
